BOARD BRIEFS FOR TOWNHALL MEETING

- As part of our settlement agreement with the litigants of the 2016 lawsuit, we agreed to legally amend our bylaws this year and are looking for an independent group of volunteer members to solicit feedback from the community and propose changes to the board for review. Please contact our Community Manager Scott with your interest.
- 7 of the 17 proposed amendments to the CCRs passed last November and are in the process of being legally drafted for filing in Pike County.
- The Events Committee sent out a survey for resident feedback on events they would like to have. The Committee hosts a special speaker presentation on the Multicultural Heritage of our National Parks on 2/25 coinciding with original artwork by Glen Residents on display in honor of Black History Month. Our first ever Trivia Night at the clubhouse is Saturday, March 11th. Both events are free.
- Superior Pools assured us that pool renovations will be complete prior to Memorial Day. Cornerstone Consulting did a site inspection to ensure the repairs are being completed properly and had Superior make some adjustments.
- Lehman Township told the DEP that they halted leaf and brush pickup because their containers in the communities were being contaminated with cinder blocks and other items. Our community manager Scott informed the DEP that we did not have a leaf and brush container here, nor did the other communities.
- Delinquencies are $187k as of the end of January. 148 lots have paid 2023 in full and receive a discount. 223 lots are making monthly payments. 85 lots have not paid anything for 2023 yet. 37 of those are in legal collections and 10 are in county repository
- The water company petition and supporting documents will be sent to the Office of Consumer Advocate and PUC next week..
- We are interested in our members’ feedback on a proposed amendment to our governing document that would allow business use/operations to be conducted in the clubhouse only for the benefit of our residents. An example of this would be a personal trainer who you could hire to coach you in the fitness room. The business owner would be able to charge for their service and also pay the association for use of the clubhouse. This would be limited to our residents offering services to our members only and have appropriate licenses, background checks, and insurance in place.
- Residents expressed their frustration with people driving recklessly through the community. We encourage residents to report any incidents officially to a member of the compliance or management team. A suggestion was also made to supply residents who walk in the community with reflective clothing.
- Residents have expressed concern over trash and debris on Bushkill Falls Rd. There is also concern over trash and dumping associated with Poconos Park. One suggestion was to connect with other township associations and ask the township to step up their trash removal efforts. The township supervisors hold open meetings on the second Thursday of every month at 3 PM. Perhaps we can get carpools going with residents who would like to attend a township meeting.
- Residents would like increased ability to dispose of bulk items. The roadblock is finding someone to chair the committee and organize the effort. Our community manager Scott will arrange for a scrap metal disposal day late February or early March.
