Dear Residents,

Board Briefs 5/9/22
  • We are attending the CAI Keystone Chapter annual conference and award ceremony on May 11-12 and will be bringing back the Gold Star Community Award!
  • Superior completed the pool leak repairs, and the pool has been holding water. The next steps are draining the pool and replastering the surface.
  • The Events Committee hosts a special speaker presentation on Solar Energy Panels on 5/21 coinciding with the Common Grounds Social at 9 AM, a Memorial Day Potluck Picnic on 5/28, and a Party on the Lawn/Food Truck Festival on 6/4.
  • Yoga classes are a big hit! Please see the posted schedule for May classes.
  • We passed a resolution banning fires of any kind on days that the National Weather Service issues a Red Flag Warning for our area.
  • Cornerstone Consulting Engineers has digitized our original community blueprints as part of their services. In addition, they are working with our community management team on preparing an RFP for our roads and evaluating two community areas where our stormwater management system is failing.
  • We continue to pursue collections of past years’ dues aggressively. All 2022 annual assessment payments are due by June 1st to avoid a late fee. You may prepay the Special Assessment of $30 a month for the entire year.
  • Saturday, June 4th, is the yearly membership meeting to nominate candidates for the Board of Directors. All members in good standing are strongly encouraged to attend.
  • We approved a proposal to vacuum the pervious asphalt parking lot for $1,050. We also approved the purchase of motion sensor light switches for the clubhouse bathrooms.
  • While we work on a permanent solution to the leaf pile disposal area, we are temporarily reopening the brush disposal area by the compactor. This area will be open until the membership meeting on June 4th, at which point we will discuss options with the community members in attendance.
We ask that any member with comments, suggestions, or questions regarding these items please reach out in writing to our Community Manager Scott Matthews Jr. via email to scotta.matthews@fsresidential.com before our next board meeting in one month.
The Events Committee Spring Bake Sale raised $310! We need several members for the Nominations and Elections Committee to count votes in August. We are also looking for volunteers to draft our Emergency Readiness Plan and block captains to assist in our efforts to amend our governing documents. We are grateful for all our volunteers!

Sincerely,

Marissa Johnson

Assistant Community Manager
