President’s Report August 2022

Welcome everyone, and thank you for attending our annual membership meeting!

What a year we’ve had, filled with many successes amidst challenging economic, health, and political circumstances! Our accomplishments this year wouldn’t have happened without the tireless efforts of our volunteers, management team, business partners, and all of you who have been willing to be engaged with the community. So thank you for being part of the solution and bringing life back to this beautiful place we call home.

Our committees and volunteers not only give so much of their time and talents to this community, they also save the association through their donations. The events committee, with assistance from the karaoke committee and fitness committee, has managed to go from lockdown a little over a year ago to a phenomenal schedule of weekly activities and events. The policies and procedures, rules and regulations, strategic planning, design and review, and grievance committees have worked diligently to ensure we set and keep a high standard for our association governance without losing compassion for our members. I would like to recognize the committee members and volunteers by asking them to stand for a round of applause.

Yesterday, we accepted the resignation of Director and Officer Dmitry Kovalenko and would like to recognize and thank him for his diligent volunteer service to the community. Dmitry’s other personal and professional commitments have become too great for him to feel comfortable fulfilling the requirements of continued service as a board member. He has been an asset to the community and made numerous contributions during his two years of service. We wish him every success in the future. We will be sending an email to the community regarding the board vacancy and the process of appointing a candidate to fill that seat in the coming days.

We would also like to acknowledge our first recipient of our Random Act of Kindness Award, Mike Sanfilippo, and his family, for seeing a need and taking care of it without anyone asking. The playground had been “lovingly” used by children and had rocks and debris strewn everywhere. He and his children picked the rocks up and raked the entire playground out without anyone asking. We caught this and decided to say thank you by presenting him with this award. We encourage all our members to be on the lookout for someone practicing random acts of kindness and submit this to our management team.

I am pleased to report that our community has shown the largest property value increases in our area and the second largest in the county these past 12 months, according to real estate metrics. A full 23 percent of our membership is comprised of brand new owners since the beginning of 2020. We hope the enthusiasm of our newer members inspires those who have lived here longer, and hope in turn our long-time residents will share their wisdom and experience with those newly settled.

Your Board of Directors will be tackling several critical projects during the next twelve months. First, we will begin the 2023 budget planning process with a special focus on managing the unprecedented inflation rate. Practically every area of our personal lives has been impacted by rising prices, labor shortages, wage increases, and supply chain issues. Our association is no different. I commend our board and management team for their efforts in navigating this terrain with minimal disruption to services thus far. However, the economic situation is not likely to turn around soon. So, we have our work cut out for us as we begin planning for next year and I have every confidence that our team will rise to the challenge.

Second, we will finish the repairs to the pool coping and decking after the swim season ends next month. The resurfacing came out beautifully and it is wonderful to see so many members enjoying the pool this year. Our business partner Superior Pools is here today and will provide an overview of the pool project.

Third, we will begin planning the road replacement project. As part of our due diligence, we are working with Cornerstone Consulting Engineers to help manage this large and very important project. We recognize the scope and cost of this undertaking and are committed to making sure the project is done correctly and responsibly. The road replacement project will require a combination of key factors including the development of an RFP for bids, contract negotiations with a “not to exceed clause”, financing options, and a paving plan. At present, the target is for a 2025 replacement however this timeline may be amended. As this project plan evolves, we will be holding special meetings to update our members.

Lastly, we are committed to the process of amending our governing documents legally by mobilizing our membership to vote. As stated prior, any changes or updates require a ⅔ affirmative vote from all members in good standing. This is your community and your investment. Your votes matter. Help us to help you by signing up to be a block captain.

In closing, I wish all of you continued health, joy, and patience for the rest of this year. Our journey together can continue to unfold on a positive path. So let’s keep moving forward!
