President’s Report February 2022

Even though the wind and snow keep howling to remind us that it’s winter, we can still find warmth and joy throughout our community. It is truly heartwarming to see so many residents come out to help their neighbors who experienced emergencies these past few months. Thank you for being the living demonstration of what community means.

We have set a record with over 250 members taking advantage of the $50 discount for paying their annual assessment in full! As a reminder, the annual assessment may be paid in six monthly installments due on the first of every month and ending on June 1st. The special assessment adopted to fund the reserve account needed to finance the complete repaving of all our community roads is $30 a month or $360 a year for the next five years. We are doing this to avoid a substantial one-time emergency assessment to meet the $2.5 million road repair price tag. We understand that this is a change from years past and encourage every member to reach out to the management team if they have any questions or concerns. Likewise, any member who needs to make special payment arrangements is strongly encouraged to contact the management team and avoid unnecessary fees and court costs.

I want to personally thank all our residents who have taken the time to participate in the focus groups held by our Strategic Planning Committee. Only through your participation and feedback can we ensure our community remains a vibrant place where we all enjoy living. We are committed to addressing any problems or issues that arise while planning for our future. There are numerous ways to have your voice heard, so please consider engaging with our board and management team.

As some of you know, three undeveloped lots on the county repository list here have finally sold, allowing us to collect assessments from the new owners. We anticipate new homes on these lots, based on listings found on www.Realtor.com. Our Design and Review Committee is proactively reviewing and updating our construction package, as it has been over a decade since anyone built a new home here.

Lastly, we are pleased to announce the opening of the new fitness center in the clubhouse in March! The center is now outfitted with a NordicTrack, an elliptical machine, a universal machine, and yoga equipment. Next month, we will hold a grand opening celebration with healthy refreshments and fitness instructors on hand. All members in good standing are invited to attend, so be on the lookout for the flyer announcing the date and time. We look forward to seeing you there.
