Board of Directors Meeting
March 8, 2023
In Attendance:  Cindy Toscano, Susan Nikolaou, Mike Blair, Pete Paryzki, Greg Leone, Scott Matthews via Zoom.
Cindy called the meeting to order at 8:00 pm.  A quorum was present.
A motion to approve the Meeting Minutes for February 7th 2023 was made by Mike and the motion was 2nd by Greg.   Approved by all.
President’s Report  –  Tabled until Homeowners meeting
Treasurer’s Report   Tabled
Commitee Reports – Cindy 
Design & Review – Mike reported we have only 1 homeowner they are still working with and they will check back with them later this month.
Events Committee –   Saturday, March 11th Trivia Night,  Saturday, March 18th  Community Meeting, Saturday, March 18th Scrape Metal Disposal, Saturday, April 1st Easter Egg Hunt . Also 2 Fund raisers Saturday, April 15th Bake Sale, and Old Sneaker Drive will be on going all year.
Old Business
Our Attorney reported there has been no movement with our claim against Burke Asphalt and he will follow up again with their Insurance company.
We are ready to contact   Brokers to come in and provide estimates for selling the four undeveloped lots held in the associations name.
The office carpet is being installed tomorrow, March 9th from Home Depot.
Pete will request Jerrod, our computer person, to come in and deal with some computer issues Scott has listed.
A motion was made by Greg to approve the Opt-in Electronics Communication document Scott has prepared to save postage, to be sent out to our residents upon request and 2nd by Pete.  Approved by all.
New Business
Scott has prepared a first draft letter to affected home owners requesting the replacement of their crushed or damaged culvert pipe, to maintain proper rain drainage on their road per our Engineer. Letters will start going out the beginning of April and this project should be completed by the end of October. This will be mentioned at our next Community meeting and explained in more detail.
Our front entrance sign and area has been damaged recently as a result of a motor vehicle accident.   The estimate for replacement of the broken sign and some lights and landscaping will be sent to the driver’s Insurance company as soon as we receive quotes for all.  A draft rendering of our new sign will be shown at our Homeowner meeting.
A motion was made to approve the CCR compliance letters by Susan and 2nd by mike.  Approved by all.  
A sample copy of the CCR Compliance letter will be shown at our Homeowner meeting.
Scott will schedule a meeting with the FirstService team for us to gather information on financing options for our road replacement project.
Greg stated he would research our renters policies for our next meeting.
We need to schedule a work session for updating our outdated By-Law amendments.
A motion was made to formally close the meeting by Susan and the motion was 2nd by Pete.  Approved by all.
Meeting adjourned at 9:45pm
