Dear Residents,

Please see below from your Board of Directors!
Wishing all the residents and members of The Glen at Tamiment POA a happy and safe Holiday Season! Wow, how time flies! We are entering the wonderful season with parties and events that will create opportunities for everyone to meet, make new friends, and catch up with old friends. As we anticipate the coming year, we are pleased to say that your HOA has a dedicated, hardworking crew and group of business partners, as well as a large number of phenomenal volunteers who devote a vast amount of their two most precious commodities, time and experience, to help our Association. Their combined efforts help maintain and improve our facilities and ensure that we are prepared for future contingencies that cannot always be predicted with any certainty, particularly in somewhat difficult economic times out of our control.   In addition to our dedicated team, we have been most encouraged by the increased participation of homeowners at meetings and community events. Through dialogue and exchanges of views, we can create a better community together. Your Board members are each individually dedicated to exercising their best judgment to achieve what is best for the community. This is the obligation of each Director according to the law and our Governing Documents. We resolve to work hard for this community. This is our home as well, and we want to see it continue to get better each and every day.   We hope you will all join us in that resolution.
As the end of the year approaches, we reflect upon what has been accomplished and would like to share some notable progress that has been made since our Annual Meeting.  In this season of gratitude and giving, we wish to recognize the many ways in which our 100% volunteer Board has invested significant time and energy to improve the lives of residents in our wonderful community.
In our efforts to maintain and enhance our neighborhood, respond to concerns, and to respect our governing documents, we have sought and made progress on many fronts. This includes, but is not limited to, the following:
  • Successfully updating our CCR governing document through membership voting on amendments.
  • Resolution and successful settlement of the six-year-old lawsuit against the association.
  • Leaf cleanup of the community swales, drains, and common areas.
  • Consistently updating our website (www.glenattamiment.com) and official social media accounts with new materials, information, and postings.
  • Parking lot vacuuming to ensure proper drainage and increase longevity.
  • New mailboxes and steel bollards installation.
  • The sidewalk around the clubhouse was repaired to eliminate tripping hazards.
  • Reserve study update to reflect current pricing and lifespan of association components.
  • Engineering report on stormwater management system repairs needed.
  • Replacement of damaged stop signs throughout the community.
  • Volunteer Block Captain formation to reach out to members to encourage voting.
  • Minor improvements and touch-ups to the gathering room were performed by volunteers.
  • Successful and well-attended events including Labor Day Picnic En Blanc, 9/11 Commemoration, Halloween Party, Fall Festival and Hayride, Karaoke Night, Veterans and Seniors Appreciation Dinner, Paint N Sip Night, Holiday Tree Lighting and Caroling, monthly Common Grounds Socials, and Breakfast with Santa.
  • Charitable efforts to give back to our community and area include our Thanksgiving Food Drive, School Supply Drive, Halloween Candy Drive, Poconos Park Trick or Treat Trail Volunteers, AWSOM donations of linens for fur babies in need, and the Christopher Kuna Giving Tree gift donations.
  • Propane pricing is locked in through October of 2023.
  • Waste management pricing was significantly reduced by early contract negotiations and signing.
  • Discount salt/cinders pricing was negotiated for the current winter season.
  • Scrapped the old compactor for $400 and deposited the money into our operating account.
  • Collection policy changes allow for annual assessments to be paid over 12 months.
These accomplishments are a testament to the dedication and service of the volunteers on the Board. While we recognize there’s more work to be done, we are proud of the progress we have made and look forward to future interactions with all of you in 2023.
We also are actively seeking committee volunteers. With the member-approved change to our CCRs, we are looking for one more member to join our Design and Review Committee. We are planning to update our Bylaws in 2023 and looking for members to join an ad hoc committee to prepare suggested changes. We would love volunteers for a Welcome Committee to help ease the transition to our community for new members. Lastly, we are repeating our request for members to form a committee that will provide recommendations on our needed road and stormwater system repairs.  We hope you will find the opportunity to contribute according to your unique skills and time to help shape our beautiful community.
Lastly, we have received documentation from Superior Pools indicating three areas where the pool wall has become dislodged and structurally unsound and a few decking areas with sinkholes underneath. We are working with Cornerstone Consulting and Superior to address these issues in the most cost-effective and timely manner prior to the start of the pool season next year.  We are holding a Town Hall meeting in January open to all residents and hope to see you all there.
Seasons Greetings!
Regards,
The Glen at Tamiment POA Board of Directors

Sincerely,

Scott Matthews Jr.
